Mont Luxury Living is Amod Agarwala’s Canvass for expressions in architectural art

After many vacations in the Bernese Oberland of the Swiss Alps, Amod was moved to bring Alpine splendour to the magnificent Himalayas whose expansive and towering vistas can’t be matched.

At first, Amod studied engineering in Singapore on a full scholarship and built satellite parts. After completing his MBA at IIM Calcutta, he traded equities and derivatives for the proprietary books of Merrill Lynch and BTG Pactual in New York, Tokyo, London and Hong Kong. He returned to India in 2012 and has, since, built the world’s most advanced social opinion platform, Rabbler.  

Mont Luxury Living is Amod’s brand for his latest endeavour to create the finest luxury villas such as Das Edelweiss in the Himalayas for only the most discerning patrons. Amod partners with the most talented professionals to help his clients with a full complement of services. He starts with the selection of plots in the Mukteshwar region that offer the most stunning vistas of the snow-capped peaks and gorgeous valleys with space for landscaped gardens and orchards. He then takes on the mandate to tailor the design, construction and furnishing of villas to highest bespoke specifications.

In his leisure, Amod likes to shoot with his Nikon glass, scan the heavens with his Celestron and listen to jazz on his scintillating Kef reference sets.

How much do Mont villas cost ?

The combination of designs and location indicated in the galleries on this website start with a pricing of Rs 3.5 crores (GST and Stamp duties extra) excluding movable furniture, appliances and electronics. We work with clients to customize the floorpans, designs, interiors and to understand their choice of furnishings. Customisations and additions will naturally add to the basic budget.

We also work with clients looking for smaller floor plans. Our two bedroom villas of 2400 sq ft start at Rs 2 crores subject to availability of suitable plots.

How much does it cost to maintain a villa in the mountains?

We included first year’s maintenance and security services in the price of the villa. Thereafter, owners should expect a monthly expense of eight thousand rupees for maintenance and security.

Do Mont villas earn a rental yield?

Absolutely. Mukteshwar is a very popular mountain destination for tourists. People who own villas in Mukteshwar (or in the Himalayas, generally) often list them on AirBnB in order to defray their maintenance costs and earn a rental yield. AirBnB shows very attractive average monthly yield rates for Mukteshwar. We assist owners who wish to use AirBnB or other listing services to help them with arranging the hospitality services for their villas. The yield on the property would naturally vary with the expenditure incurred on the large villas but as a ballpark, owners can expect a net annual rental yield of ~3% of the base price.
